Our Building Process
We take building the
right home for you and your family very seriously. Our
building process helps ensure that our client's
experience is both exciting and pleasurable.
Step 1. Initial
Meeting
During this phase we get to know more about you
and your lifestyle needs. We want your new home exceeds
all of your expectations so we want to take this time to
ensure that we understand all your exact needs and
desires from a quality of life standpoint.
Step 2. Lot
Selection.
There are three choices available to you:
1. Your Lot: We
will evaluate your lot to determine what type of
custom home can be built on it, what it will cost to
develop the land, and County limitations and
restrictions.
2. One Of Our Lots: We will review with you the
various lots we only if we believe there is a
suitable match to your home design needs and wants.
3. A Lot for Sale: Gregory & Sons will purchase a
lot for sale at your request and not charge you for
it until home closing.
Step 3. Develop a
Plan:
We recognize this is the most personal step of the
decision making process when building a custom home and
we will attempt to make this as enjoyable and easy as
possible. We offer the ability to work with our personal
designer to help develop your architectural plans. He
will give you the personal service required in order to
design the perfect home for you and your family. If you
already have a plan, our designer can make any necessary
adjustments to customize the home to fit your needs.
Once you've decided on a design concept we will develop
blueprints for your review and approval.
Step 4. Pre-Construction:
Once you approve the architectural plans and the budget
pricing, we will then be ready to finalize the contract
price. The contract will include the specifications,
time to complete the home, and the contracted price.
There are several items that need to occur before
construction can begin.
- Ensure that financing for the project has been secured
- Acquire necessary building permits
- Have design approved by the Architectural Control Committee (if
applicable)
- Site meeting with your construction manager
Step 5. Ground-Breaking:
Construction begins on your new home within 72 hours of
receipt of an approved building permit.
Step 6. Inspections:
Each step of the building process requires approvals by
appropriate Municipality Permit Inspections.
- Building, Plumbing, Water & Sewer, Electrical, Mechanical, Final
Step 7. "Use And
Occupancy" Certificate Issuance:
Once your custom home is completed and the Final
Building Approval is granted by the appropriate County
Inspectors the County will issue a "Use and Occupancy
Certificate" certifying your home has passed all the
inspections and is ready for you to move in. Once we
arrive at the scheduling of occupancy, Gregory & Sons
will conduct a thorough walk-through inspection with you
to ensure that all of your expectations have been met,
and everything specified in your construction contracts
are included in the home. We will answer any questions
you may have and show you how to operate all of your
appliances, and then give you the keys to your new home.
And, we hope we have met, and exceeded, your

Step 8. Warranty Work: 1 Year after groundbreaking
Congratulations! You're all moved in and you love your
new home. But what if a pipe leaks or there is a crack
in the drywall? No problem! Gregory & Sons will stand by
you for one full year after you take possession for any
defects in labor and materials
